Investors in Chiang Mai!

As most of you subscribed to Perfect Homes’ investors list already know, We have been operating for just over three years and it has not been easy. It has taken a lot of hard work to know and “understand” the market here in Chiang Mai.

 Over last years even before Perfect Homes was started, the property market has changed so much, you blink and you miss the next price rise!

A run down studio apartment was being picked up in buildings 4-5 years ago for half the price they are available now. In those days there was a handful of clever investors that brought up many rooms and some buying whole floors with all the cash they could. They made a small fortune!
To make this fortune they had to be brave they had to put in a lot of hard work, not just in the condos they were renovating but also the buildings they were investing in!

They would join the committee, fight for back dated condo fees, work hard to improve the overall ambience of the building and sometimes this would mean replacing the entrenched building management!

That was a few years ago and all them opportunities are now over!  Not true, There are still plenty out there though agreed they are fewer in numbers. But there are buildings that are completely run down and are being brought back to life and new prices are being pushed forward daily.
Nowadays, you have to be a bit quicker of the mark and sometimes accept the fact that you are not always going to hit the magical 10% Roi.  But hey, 7,8,9 % is not bad, considering banks are struggling to offer anything above three!
 Agreed, deals are harder to find, that is why Perfect Homes has started its own investors list. It will bring you the best listing first!
